A buyer turned Seller

In 2018, I assisted Derek when he was ready to purchase his first home. We ended up finding a lovely single-family home that had been sitting on the market for 80 days. If a home has been on the market for a while, many buyers think “something major is wrong with it”. But that’s not always the case! It could be due to poor marketing, bad timing on the market, limited availability to show the home, pricing that’s too high, or yes, it could be because there is an issue with the home itself.

The street that kept buyers away from this home

 

In this case, the home was on an undesirable street. It’s a narrow one-way street, with limited parking, and a decent amount of homes on it (see photo).

Derek decided that wasn’t an issue for him personally, especially since there was dedicated parking for this home.

 

In 2021, after three years of living in the home with his beloved cat, Derek decided it was time to move. I came over to tour the home and to give him my opinion on what he could stand to earn from the sale.

 

Concerned that the street would once again keep buyers away from this home, we discussed ways we could make the home itself more appealing to potential buyers. I invited my contractor over to give us quotes for some updates. We ended up repairing the exterior stucco, painting inside & out, painting the cabinets, adding a backsplash in the kitchen, deep cleaning the carpet, and replacing every light fixture in the two-story home.

 

We listed the property at $699,000 and sold for $825,000 in just 11 days.

 

All of our hard work totally paid off!

There were other issues that arose prior to listing the property, but the seller handled each hiccup with class and we worked together well to ultimately sell Derek’s home with a positive result.
